Reservations and cancellation policy 2024
- Bookings are made through direct enquiry with Kalukanda House owners or via one of our trusted, accredited travel partners only. This is earmarked with a refundable £100 deposit made to Kalukanda House. Dates are confirmed and blocked off in the diary with a 50% deposit, the balance is payable according to booking T&C's in section 8 and 9 below.
- All guests must travel to Kalukanda House with necessary visa and insurances.
- All SLTDA and government requirements in place at the time of stay must be met by guests while staying at Kalukanda House. Management reserves the right to refuse guests entry if health guidelines are not adhered to.
- Guests must advise us immediately if unwell within 14 days of arrival at Kalukanda house.
- If guests are unable to travel on their due date because of a national travel ban in Sri Lanka or in their home country due to pandemic reasons, we would provide a refund or re-book within 18 months with a price promise if they prefer.
- Insurance policies must include Covid 19 medical cover and repatriation clauses. We respectfully ask guests to take precautions and responsibility for their health prior to their holiday. All passports, visas and any other official documents must be up to date and guests must take responsibiltiy for their own documentations and travel arrangements.
- Cancellations for any other reasons are subject to our standard terms and conditions in next clause If the dates can be re-sold, the deposit will be passed back minus a USD 250 admin fee *

Standard terms : Whole Villa bookings are secured with a 50% deposit, balance is payable 60 days prior to arrival.
Cancellation over 6 months before arrival - deposit repayable by Kalukanda House minus $150 admin fee.
Cancellation less than 6 months, more than 3 months - 25% deposit is retained by Kalukanda House *
Cancellation less than 3 months - 50% retained by Kalukanda House *
Cancellation less than 2 months, more than 4 weeks - 75% retained by Kalukanda House *
Cancellation less than 4 weeks - loss of payment *
* Note: In the case of medical emergency please refer to insurers and we will assist with whatever paperwork is required to verify your booking. Where possible we will endeavour to re-book your holiday for you if we can re-sell the dates, OR you can nominate someone else to travel in your place subject to agreement by Kalukanda House and same terms and conditions. An admin fee of $250 will be charged.
- Standard Terms : bookings of 2 rooms or less are secured with a 50% deposit, balance is payable 45 days prior to arrival.
Cancellations over 45 days before arrival: no fee minus $50 admin fee
Cancellations between 44 and 14 days before arrival: 50% cancellation fee.
Bookings cancelled within 14 days of arrival: 100% cancellation fee.
No shows: 100% cancellation fee.
Reservations can be adjusted free of charge (subject to availability) up until 30 days prior to your original check-in date.You may pass the booking over to a replacement if the original booking model is retained and subject to agreement by Kalukanda House. An admin fee of $250 will be charged.
- Any booking modification or cancellation must be sent to us by email and acknowledgment given by us in line with above timescales.
- Invoices sent will include T&C's, booking rates and expereinces and offers agreed, and form part of our T&Cs.
